LA’s Small-Lot Developments Continue To Grow

From Echo Park to Venice and beyond, under-utilized lots are being transformed under LA’s Small Lot Ordinance into communities of single family residences. The Small-Lot Ordinance, adopted in 2005, changed the Municipal Code to allow for zoning of multiple single family residences on parcels of land traditionally used for apartment and condominium construction.

The benefit of the Small Lot Ordinance for homeowners is that homes share no common walls, there are no HOA dues (there is a small maintenance fee to handle a few common services like trash collection, for example), and the land below each home is owned by each respective homeowner. The city’s goal is provide denser SFR housing, less sprawl, and more micro neighborhoods less dependent on transportation by automobile.

One of the newest Small Lot Ordinance Developments in the West Hollywood area is Row3 (pictured above and below), a collection of 19 single family homes, developed by Newport-based Intracorp. They take a “higher end” spin on the small-lot.

“We are very pleased to offer single family detached housing in West Hollywood under the city of Los Angeles small lot ordinance.  It has allowed us to offer quality detached housing with convenient direct two car access, multiple bedrooms, luxury finishes and roof top decks with no HOA dues or common walls between units,” stated Peter Lauener, Regional President.

Structured like a West Coast version of NYC’s brownstones, or London’s row houses, Row3 homes are 3 stories, with direct entry garages and private rooftop terraces. For many in Los Angeles, the popularity of homes built under the Small Lot Ordinance point to a transformation in city-living. These homes blend some of the best aspects of a SFR, with much of the “lock it and leave” benefits of a condo.

This new segment of housing in Los Angeles definitely fills a niche.  It provides what is often seen as forward-thinking design elements and new construction in a package that is often more affordable than a comparable SFR. The tri-level residences at Row3 are equipped with 2-car attached garages, dual rooftop terraces, and all new appliances. The 2 and 3-bedroom homes start at $935,000.

Currently 4 of the 10 Row3 homes in Phase One are available. Phase Two will launch in January which will be 9 more homes.
