The Ivanhoe School District in Silver Lake consistently ranks as one of LA’s top public schools, so it’s no surprise that families will pay top dollar to live within its narrow boundaries. Two new homes in Ivanhoe just hit the market and while they are similar in price, they each offer something a little different.

2081 Balmer (top) is listed for $1,095,000. This home was built in 1940 and was recently restored, updated and is move-in ready. It features 3 bedrooms and 3 baths, a brick patio and a flat yard.

2214 Panorama Terrace (bottom) is listed for $1,150,000. Also a 3 bedroom/3 bath, this home has 400 more square feet than Balmer, a pool, spa and built-in BBQ area in the yard. The house is a little more dated and could use some updating.

This is one of the more expensive homes to hit the market in Silver Lake in a while. While it certainly has size and location (bonus for being in the Ivanhoe School District) going for it, is this a “unique masterpiece of architectural design” that justifies the hefty price tag? I’ll wait until I see it in person this Sunday at the open house to judge.

Designed by architect Tony Unruh, who clearly took a lot of inspiration from mid-century modernism, this house has large expanses of glass that blur the lines between the inside and outside living areas. I particularly like the ceilings:
