Back in May I attended this open house and loved what I saw. Today I noticed this house is back on the market for almost $170,00 more than the original price. I contacted the listing agent for more info and he said the new owner put $40,000 in upgrades. I may have to go see that for myself this weekend, but for now check out my original review:
Located right in the heart of Los Feliz, this house definitely has location going for it as it’s right around the corner from all the shops and restaurants on Hillhurst.
I love the entrance – gives a slight sense of mystery and hints at the fun located behind the wall:

And I would have no problem hanging out with friends in the backyard by the pool.

I feel like most of the houses I see in Atwater Village are bungalows so this house is a nice change of pace. Located in walking distance to dining, shopping, golf and Griffith Park, this house is in the right spot to be priced at $710,000 for a two bedroom. The pool, newly tiled kitchen and overall good condition help as well.
There’s also a garage that could be converted into an office or pool/guest house. I like how the kitchen opens up to the living room – it definitely looks like they put all of the 1,362 square feet to good use. The open house is this Sunday from 1-4pm and I will definitely be stopping by. Will you?

Here’s a fixer that a lot of people are gonna jump at. I checked this open house out today and saw a property that had suffered years of neglect by the owner but definitely has a lot of potential for an owner with a creative mind. The top part of the home has one bedroom and a dining room that could easily be converted to a second, and a lower guest unit that could be rented out or ideally converted into the bottom floor of the house by adding a staircase.
Great views, great location, great street – this is a prime Silver Lake spot for a good price. The backyard has a lot of space that could be worked with as. Check this one out – it’s gonna go fast!

Here’s a new listing that really impressed me in person. Built in 1910 and fully updated a few years ago, this charming craftsman bungalow avoids the common trappings of the bungalow style home (small rooms, odd floor plan) with a large living room/dining room. The bedrooms are still a little small, but overall this house had a good flow. A nice front yard, a very big backyard (with plenty of room for a pool), a stellar location and a more than reasonable price means this property will be getting a number of offers this week. This is one of the more interesting houses I’ve come across in a while and that’a saying something since L.A. is full of interesting homes. As you can see from the photo above this house was designed for the indoor/outdoor lifestyle enthusiast (which I guess is pretty much anyone who chooses to call Southern California home).
I love the open walkways connecting different areas of the house, and the dark wood gives it a really cool “cabin” feel. Check out this great long walkway leading to what looks like the front door:

Before we look inside, it should be noted that this house is set way up in the hills which means great views of the reservoir and plenty of peace and quiet – and plenty of places to sit and take in the view:

Want a private and modern two bedroom in the Hollywood Hills? Get ready to shill out a million bucks. Here we have a great example of a house that looks great from the outside, is in a great location and has amazing views, but who is it really for? The “party shower” that leads out onto the back deck gives us a clue that it’s not designed with a husband, wife and two kids in mind.
With that said, is this pad up to par? Sleek and modern, sure, but after looking at the pics this house just feels a little stale to me.

This home will probably be bought by someone with a strong interest in architecture. Open like a loft and designed to draw in plenty of natural light, this award-winning house definitely has me intrigued. I love how it’s set off on the hillside and even though it’s really open, it somehow seems private at the same time.
I like how the living room and dining room are tiered – perfect for entertaining.

One thing I’d fear about the bedrooms is too much light coming into the room in the morning through those top windows. I have a hard time sleeping if it’s too sunny. But that can probably be taken care of with the right shades. That said, this is a pretty comfy looking bedroom.

Those hardwood floors and wood finishes sure look nice, don’t they? I wonder how slippery they are.

I will definitely be checking this house out on Sunday at the open house. Will you?
